Aviary Estates offer a professional Block Property Management service for both residential and commercial developments. This service looks after all the operational issues related to running and maintaining building services.

1.       Supervision of the day-to day running of the common areas of the multi-storey building i.e. Cleaning; Refuse collection; Security; Access control; Key Holding; General Maintenance; Health & Safety

2.       Preparation of budgetary information for the Management Company and issuing a budget to the Management at the commencement of the service charge year.

3.       Issuing of a breakdown of the actual expenditure incurred throughout the year at the service charge year-end and apportionment of costs to each shareholder.

4.       Service charge invoicing and collection of same.

5.       Liaising with auditors and issuing copies of auditor's reports and financial statements.

6.       Organising of yearly AGM and attendance of same.

7.       Liaison with the Management company committee if required.

8.       Liaising with the individual owners and tenants to deal with day-to-day issues.

9.       Tendering of fire alarm, security and lift maintenance contracts etc. to ensure that safety regulations are adhered to and performance monitoring of the maintenance and service contractors.

10.   Organisation of call outs to deal with repairs and maintenance.

11.   Arranging competitive block insurance policy.

12.   Dealing with all correspondence arising out of the managing agent's role.
